Visited Ansal Aastha Mig Zone on Saturday. Project completed hai. My main concern is exit strategy. At ₹29-30L, who are the eventual resale buyers? Mostly investors ya end-users? What's the current investor vs end-user ratio? This directly impacts future capital appreciation and liquidity.

The original post's point about investor vs end-user ratio is crucial. If it's mostly investors, then when they all try to sell at the same time, prices will crash. End-users create stable demand. I think for ₹29-30L, it's a stretch for most first-time buyers in Rajkot unless they have very specific needs or a good down payment. We need to factor in stamp duty, registration, and furnishings too, which can easily add another 3-4 lakhs. So the real cost crosses ₹33L, which puts it in a different league altogether for many budget-conscious buyers like me.
Builder ka track record bhi dekhna chahiye. Ansal Properties ka naam toh suna hai, but kuch previous projects mein delays aur quality issues ki complaints aayi thi. Is project mein koi aise issues aaye hain kya after possession? Yeh bhi exit strategy ko affect karega.
U7, you're right to ask. Any idea how the Rajkot market is performing generally for resales in this segment? Is there enough demand for flats in the ₹30L range, even for good quality?

Maine bhi Ansal Aastha visit kiya tha. Project completed hai, no doubt, and the flats look decent. But the ₹29-30L price tag feels a bit high for the overall value proposition, especially considering it's not a prime locality. I checked the RERA number UPRERAPRJ5670, everything seems fine on paper, but the real challenge is finding a buyer when you actually want to sell. My cousin booked a flat in Krishna Kunj two years back, same budget, and he's still struggling to find a tenant, forget resale. That's why I'm hesitant.

Yaar, post bilkul sahi point utha raha hai. Ansal Aastha ka location theek hai, but ₹29-30L mein, exit strategy is a huge concern. Rajkot mein is range ke buyers kitne milenge future mein? Specially jab bohot saare new projects aa rahe hain. Thoda darr lag raha hai invest karne se.
Totally agree with U1. My biggest fear as a first-time buyer is getting stuck. So are these investors mostly from outside Rajkot or local?
