Ansal API in Noida - seriously considering, need honest opinions

I work in real estate but buying for myself is different, right? I'm looking at Ansal Carnation Garden. The price is tempting, but I've heard horror stories about on-time delivery. Anyone faced crazy delays with them? And matlab, super area vs carpet area games toh sab khelte hain, but kitna difference hai actually? Also, resale value ka kya scene hai with Ansal API projects in Noida?
