₹70 lakh ka budget hai aur Rajkot mein 2BHK dekh raha hoon. Ansal Aastha Mig Zone, Kalawad Road pe, kaafi options dikh rahe hain. Location toh sahi lag rahi hai, airport se bhi paas hai. But Ansal API ke projects ke liye bank loan approval process ka kya scene hai? Maine suna hai kuch builders ke liye banks thoda strict hote hain, especially agar legal issues ya OC/CC ka problem ho. Kisi ne Ansal Aastha Mig Zone ke liye recently loan liya hai Axis Bank ya HDFC se? Koi problem toh nahi aayi na? Builder ke paper work mein sab clear hai, ya kuch hidden issues ho sakte hain jo loan process mein pata chale? Pehli property hai yaar, koi risk nahi lena chahta. Honestly, thoda darr lag raha hai. Aapki experience kya rahi?

U13, ideally, they should provide an 'Approval Status' document or a copy of the sanctioned plan with approvals. If they hesitate, that's a red flag. You can also check the RERA website for the project's approval status. Mostly, the bigger banks like HDFC and Axis have a list of approved projects, so you can check with them directly if Ansal Aastha Mig Zone is on their 'preferred' list.
Totally agree with U18. It's overwhelming. The initial post clearly stated the nervousness, and this thread is just validating all those fears. Ansal API being an old builder (established 1967, HQ Delhi) should ideally have clean records, but the reality seems different. So, for U1, the takeaway is: do thorough due diligence, get legal verification, and be prepared for potential loan delays. No easy answer
Tell me about it, U17! Seems like you need to be a lawyer, a financial analyst, and a detective all at once just to buy a house. My head is spinning with all this information. But I guess better safe than sorry.
Preferred list? Wow, it's getting complicated! Pehli baar ghar lena kitna mushkil hai yaar.
I've heard similar stories about Ansal API, not just in Rajkot but generally. Banks are much more cautious now, especially after recent real estate market slowdowns and builder defaults. They won't just look at the builder's age (1967 se hain) but the project's specific compliance. Mera advice hai ki kisi property lawyer se builder ke saare documents ki scrutiny karwa lo. Better to spend a few thousands now than to get stuck with a property that's hard to get a loan for later. Kya aapne builder se directly baat ki hai OC/CC status ke baare mein?
U11, that's scary! I'm definitely going to be extra careful now. Thanks for the warning.
Sahi kaha, U10. Builder se directly पूछना ज़रूरी है, aur written mein lena chahiye. Sometimes unki sales team kuch aur bolti hai aur actual legal status kuch aur hota hai. For a 70 lakh budget, you have good options in Rajkot. Don't restrict yourself to one builder. Compare other projects near Kalawad Road or even Ring Road. Banks prefer projects that are RERA compliant and have all necessary approvals in place. This will make your loan process smoother and give you peace of mind.
Exactly! My cousin was stuck with a property in Krishna Kunj for years because the builder didn't have the final OC. Bank loan process was a nightmare and he almost lost his booking amount. Builder ne kaha tha sab clear hai, but it wasn't. Always cross-verify everything. Rajkot mein bhi aise cases common hain.
Meri ek friend ne Ansal Aastha Mig Zone mein 2BHK book kiya tha last year. Unko Axis Bank se loan mila tha, but it wasn't smooth at all. It took almost 3 months for approval because Axis Bank asked for multiple additional documents regarding the land title and previous approvals. Unko builder se OC ki copy lene mein bhi bahut problem hui thi. Eventually mil gaya, but they were stressed throughout the process. Make sure to get all legal documents verified by an independent lawyer before applying for a loan.
U7, haan, OC finally mil gaya tha, but with a lot of follow-ups. Possession date unko jo commit ki thi, usse 6 mahine delay ho gaya. Abhi shift hue hain kuch time pehle. So, be prepared for potential delays and paperwork hassle.
Yaar, Rajkot market mein abhi supply kaafi hai, especially Kalawad Road aur uske aas paas. Prices bhi thode stagnant hain. Maybe explore other builders too? Krishna Kunj side bhi kuch naye projects aa rahe hain jo bank approved hain aur paper work bhi clean hai. Thoda research aur kar lo, pehli property hai, jaldi mat karo.
3 months is a long time! Kya finally OC mil gaya tha unhe? Aur possession date kya mili thi?
Bhai, Ansal API ka track record kuch saalon se theek nahi hai. Especially for OC/CC. Bank loan approval mein bahut dikkat aati hai agar project ke papers mein thodi bhi gadbad ho. HDFC aur Axis toh detailed due diligence karte hain. Mere ek relative ne bhi Ansal ke ek project mein invest kiya tha Delhi mein, aur unko loan approval mein bahut time laga tha because of some pending clearances. Rajkot mein bhi check kar lo, kahin same problem na ho. Kya aapne RERA registration details check kiye hain?
Haan, RERA details check karna bahut important hai. Wahan se aapko project ka status, expected possession date aur approvals ki info mil jaati hai. Meri ek friend ne Krishna Kunj area mein property li thi, unko loan mil gaya but builder ne possession mein bahut delay kiya. Ansal API is a big name, established since 1967, but their reputation has taken a hit.
Oh no, that's exactly what I was afraid of! RERA details maine check nahi kiye abhi. Kya RERA website pe saari info mil jaati hai OC/CC ke baare mein bhi?
Hey, I totally get where you're coming from! Mera bhi first-time purchase hai aur Ansal API ke projects maine bhi dekhe hain. Location no doubt acchi hai, especially Kalawad Road. Meri bhi same concern hai bank loan ko lekar. Sunne mein aaya hai ki Ansal API, jo 1967 se hain, unke Delhi HQ projects mein kuch issues rahe hain pehle. Rajkot mein situation alag hai kya? Bahut nervous hoon yaar.
