Ansal API Rajkot: My buying dilemma

Ansal API ka delivery track record Rajkot mein thoda dicey lag raha hai, especially for Ansal Aastha Mig Zone. I know what builders don't tell you, but buying for myself is different, yaar. My budget is around ₹70L for a 2BHK near 150 Feet Ring Road. I'm worried about their bank approvals. Does anyone know if banks like HDFC ya SBI easily approve loans for Ansal API projects here? Aur possession ke time kya surprises milte hain, like hidden charges ya finishing issues? Not sure if I should consider them.
