Ansal Esencia: My broker brain says no

Last month, I saw a listing for Pankaj Homes Ansal Esencia, same config, asking ₹3.90 Cr. I work in real estate, but buying for myself is different. Honestly, I'm skeptical about the resale market here. Everyone talks about 'premium location' but nobody talks about actual liquidity for a completed project like this. Is it just me, or do these older projects sometimes feel like ghost societies with so many investor-owned, empty units? What's the real ground truth on capital appreciation since launch? Mujhe toh lagta hai investors ka exit tough hai. Change my mind.
