Ansal Esencia: My broker brain says no
Last month, I saw a listing for Pankaj Homes Ansal Esencia, same config, asking ₹3.90 Cr. I work in real estate, but buying for myself is different. Honestly, I'm skeptical about the resale market here. Everyone talks about 'premium location' but nobody talks about actual liquidity for a completed project like this. Is it just me, or do these older projects sometimes feel like ghost societies with so many investor-owned, empty units? What's the real ground truth on capital appreciation since launch? Mujhe toh lagta hai investors ka exit tough hai. Change my mind.

3.9 Cr for Ansal Esencia? Bhai, that's insane! For that price, you can get something much better in a more developed area, maybe even near Badshahpur or Airport Road side. Liquidity is a huge concern, especially if it's investor heavy and only 4 units.
U3, Pankaj Homes ka track record mixed hai. I have friends who bought with them in another project near Basai, and they faced delays. For only 4 units, 3.
Exactly! I looked into Esencia last year. It's only 4 units, which is why RERA is not applicable. But the asking price of 3.9 Cr for a project that's supposedly completed but has a 2026 possession date is just mind-boggling. Capital appreciation will be tough if it's not even fully handed over.

U2, RERA is not applicable for this project, I checked. That itself makes me super nervous. And the possession date is showing as 2026 for a 'completed' project? Something's fishy. How can a completed project have a future possession date? This needs clarity.
Totally agree, bhai. 3.9 Cr for just 4 units? Sounds like a red flag. What about RERA?
