Ansal Esencia's premium isn't justified for a family upgrade.
I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK or villa. My budget is flexible but that ₹3.9 Cr for Pankaj Homes Ansal Esencia (completed) feels steep. OSB Expressway Towers, on the other hand, is ongoing and much more affordable, around ₹50L for a 3BHK. I'm honestly not sure if the 'ready-to-move' status of Esencia justifies such a massive price difference. What's the investor ratio like in OSB vs. Esencia? For a family, I'd prefer more end-users. Which project do you think offers better 5-year appreciation, considering the price points and possession status?

Totally feel you on Ansal Esencia's price, bhai! ₹3.9 Cr for a 3BHK in Esencia is just insane, even if it's ready. OSB Expressway Towers ka price sunke toh laga finally kuch affordable mil raha hai Gurugram mein. But then again, under-construction ka darr bhi hai. For a family upgrade, ready-to-move is always safer, but not at this premium. Kya karein yaar, budget bhi toh dekhna hai.
