Completed projects in Noida often have inflated resale values, I feel. I'm looking at Ansal Fairway Apartment for investment. As someone in real estate, I know the drill, but for personal investment, I need ground truth. Kitna capital appreciation hua hai since launch? What's the actual rental yield there? Also, secondary market liquidity kaisi hai? Is it easy to find a buyer later?

Rental yield in Noida for most projects is barely 2-3% after maintenance, if you're lucky. Fairway Apartment mein bhi same hi scene hoga. Aur liquidity toh bohot bada factor hai. Agar aapko exit karna hai 3-5 saal mein, toh buyer milna mushkil ho sakta hai, unless you're willing to take a hit.

Totally agree with U7. My cousin has a flat in a similar project near Ajayabpur, and his rental yield is even lower, around 1.8%. With 1024 units in Ansal Fairway, the competition for tenants will be immense. Everyone will be undercutting each other to get tenants, further depressing yields. This directly impacts liquidity too.

Ansal Fairway ka price range (29L-98L) bhi mujhe thoda high lag raha hai for the value, considering the total units (1024). Liquidity toh tab hogi jab demand ho, aur demand tab hogi jab actual appreciation ho, not just speculative bubbles.
