My lease ends in 6 months and I'm really trying to finalise a property in Sohna. Dekh raha hoon Ansal Investors Desire 1 and Emaar Palm Hills. Ansal ka price ₹2.80 Cr hai, Emaar Palm Hills ₹1.78 Cr se start ho raha. But total cost of ownership ka kya scene hai after stamp duty, registration, maintenance, everything? Also, long-term investment ke liye, 5 saal mein kismein better appreciation milegi? Floor plan efficiency bhi matter karti hai, kiska layout better use karta hai space? Any experiences with either of these projects in Sohna?

For floor plan efficiency, Emaar generally has more modern layouts compared to older Ansal projects. Ansal Investors Desire 1 might have more traditional, boxy rooms. If budget is a primary concern, Emaar Palm Hills is clearly the winner on upfront cost. But total cost of ownership includes maintenance. Ansal being completed, you can check actual maintenance charges and society issues. Emaar, being newer, might have higher initial charges but better amenities. It boils down to your priority: ready-to-move with potential legacy issues, or newer with evolving infrastructure?
U11, Ansal projects mein maintenance charges around ₹3-4 per sqft hote hain. For a 2.8 Cr property, that's gonna be a significant monthly outflow. Factor that into your budget calculations.

Dekho, Badshahpur ke paas bhi projects hain, unki connectivity better hai abhi. Consider the infrastructure development plans for Sohna very carefully before investing.
Emaar Palm Hills sounds more budget-friendly. ₹1.78 Cr for a starting price in Sohna from a brand like Emaar is decent. But I'm worried about the 'starting from' part. What about hidden charges, actual carpet area, and location-specific issues like water supply or connectivity? Any real owner insights?
U7 is right, Emaar Palm Hills is a decent option if you're looking for value. Connectivity will definitely get better. It's not right on the highway but it's not too far either. Plus, Emaar's maintenance is usually professional.
I've visited Emaar Palm Hills, and the construction quality seemed good. Emaar generally maintains decent standards. The starting price is for smaller configurations, so the final price for a usable 2BHK or 3BHK will be higher, closer to ₹2 Cr to ₹2.2 Cr. Location-wise, it's a bit interior, but the Sohna-Gurugram highway is accessible. It's a long-term play, connectivity will improve as more projects come up, especially towards the Airport Road (Gurgaon side) extension.
Bhai, Ansal Investors Desire 1 ka price ₹2.8 Cr? That's way too much for Sohna, especially for Ansal. Unka track record utna accha nahi hai, kaafi delays sunne ko milte hain. Be careful with that one, it's a huge investment.
U4, Ansal Investors Desire 1 is completed, so RERA delays ka issue abhi to nahi hoga. But general reputation of Ansal for quality and post-possession services is a concern. Better to talk to current residents if possible.

Absolutely agree with U2. My cousin booked in another Ansal project near Badshahpur years ago, and possession was delayed by almost 3 years. Quality bhi average hi nikli. ₹2.8 Cr is a big amount, don't rush into it just because it's 'completed'.
