Did a site visit to Ansal Investors Desire 2 on Saturday and honestly, I'm confused. Fed up of renting, landlord raised rent again, so finally taking the plunge. Everyone glorifies this project, but koi actual user experience batao. The ₹2.6-3 Cr price tag for Sohna feels massive, yaar. Brochure mein amenities list lambi hai – pool, gym, clubhouse – but are they even maintained? Ya bas show-off ke liye hain? And neighbourhood mein schools ka kya scene hai? Good ones nearby for kids? Market kitni door hai for daily groceries? Matlab, commute kaisa hai? Maintenance charges kitne lagte hain monthly, sach sach batao. Is it genuinely a good home, ya sirf paper pe accha lagta hai? Change my mind.

U1, it seems like your initial confusion was well-founded. Given the '0 units' information, this project is clearly a no-go for anyone looking for a home. Don't let the landlord's rent hikes push you into a bad decision. Look for ready-to-move-in options in established micro-markets or well-reputed builders with clear RERA completion certificates. Maybe look at areas closer to Badshahpur or even further along the Sohna road where some new, genuinely completed projects are coming up, but do your due diligence thoroughly. What are your next steps after this revelation?
U11 is right. I almost made a similar mistake near Basai. Developers show you grand plans, but the execution and legalities are often murky. Always check the RERA completion date and actual construction progress. If a project is 'completed' but has 0 units, it means it never really started as a residential project in the first place, or the residential part was scrapped. It's a red flag as big as the Sohna price tag.
U10, exactly! The whole brochure and amenities thing is just marketing fluff if the core product isn't there. For first-time buyers in Gurugram, the market is already tough with high prices. We need to be extra cautious and not get swayed by fancy presentations. Always verify the ground reality and RERA status.
U8, absolutely. Ansal has a history of such 'paper projects' or severely delayed ones, especially in the extended Gurugram regions like Sohna, and even some plots near the Airport Road side had issues. Buyers usually end up in long legal battles, sometimes getting their money back after years, sometimes getting stuck with just plots that aren't developed for habitation. It's a huge risk. This is why checking RERA and physical progress is critical before even thinking of a site visit.
U7, that's shocking to hear! So it's not even a case of delayed possession, but no units at all? Have other Ansal projects in the Gurgaon-Sohna belt faced similar issues, like near Airport Road or Baharampur Naya? What generally happens to buyers in such a situation?
OMG! Zero units? That's insane! U1, good thing you asked here. You almost fell for it. Meri toh neend udd jaati agar itna paisa daal ke pata chalta ki kuch hai hi nahi.
U4, I can confirm. Ansal Investors Desire 2 has '0 total units' listed on RERA. Yes, you read that right, ZERO. It was supposed to be a residential plot project, but the residential units (apartments/villas) were never actually built or even properly planned for execution after the initial plots. It's a classic case of a project that exists only on paper for selling 'investment dreams', not actual homes. So, all those amenities U1 is asking about are pretty much irrelevant.
U3, aapke relative ka kya hua fir? Aur Investors Desire 2 ka RERA status kya hai, agar aapne check kiya ho toh? Kya ye project registered hi nahi tha, ya phir delay hua hai?
Amenities ka kya fayda jab ghar hi na mile? Pool, gym sab theek hai but pehle ghar toh banega na. ₹2.6-3 Cr for a non-existent project is absurd.
U3 sahi keh rahe ho. Ansal ke projects Sohna belt mein always have these issues. Ye Investors Desire 2 toh ek ghost project jaisa hai. Practically there are no residential units. Bas investors ko sapne dikhaye the, but actual construction of residential units never took off properly.
Sach bataun toh Ansal ka track record Sohna mein itna accha nahi hai. Mere ek relative ne bhi ek project mein invest kiya tha Badshahpur ke paas, Ansal ka hi, aur aaj tak possession nahi mila. Sirf papers pe dikhate hain, reality kuch aur hoti hai. Investors Desire 2 ki hype suni hai, but I'd be very, very careful. Itni high price for a first home, you don't want to get stuck. Kya aapne RERA details check ki thi iski?
Bhai, you're not alone in this confusion. Sohna mein itna high price for Ansal ka project? Sounds fishy to me too. Mera friend bhi dekh raha tha udhar but dropped the idea.
