Ansal Sushant City possession: Not what they promised
Ansal Sushant City — we finally got possession last month but it's been a nightmare. They promised delivery in 2.5 years, but it took almost 4. Now that we're in, so many things aren't finished or are just different from the brochure. The common areas are still a mess, and the promised club house... well, it's just a shell. My parents keep saying 'builder pe bharosa mat karo', and honestly, I had no idea it could be this bad. We paid extra for PLC too, thinking it would be smooth. Are others facing this? What did you do about these delays and unfinished amenities? And what about maintenance charges? They're way higher than what was quoted initially. Ab samajh nahi aa raha, should I just adjust or is there a way to push the RWA or builder?

Ab samajh nahi aa raha, should I just adjust or is there a way to push the RWA or builder? This is the core question. You need to gather all the buyers and form a strong RWA. Then, collectively approach RERA or even a consumer court. Individual complaints often get ignored. Don't adjust, you paid for what was promised.
This is so frustrating. I'm looking at properties in Rasulpur and Saini Majra, and I'm seeing such a huge price difference between ready-to-move and under-construction. This thread makes me think I should just stick to ready-to-move, even if it's more expensive. The mental peace is worth it, I guess. But budget is a real constraint.
Haan, ready-to-move mein bhi dikkat hoti hai. Sometimes the previous owner hid issues. But builder problems like these, jahaan pura clubhouse hi gaayab hai, are a different level. I think it's better to go for builders with a proven track record, even if it's a bit pricier.
Ready-to-move is definitely safer if your budget allows. The current market conditions in Chandigarh are tricky; prices are high, but quality is often compromised in new projects. At least with ready-to-move, you see what you get. But yes, it's a big jump in cost.
I've heard similar stories about Ansal Sushant City. My cousin bought a plot there a few years back, and even for plot possession, there were major delays. The infrastructure, like roads and drainage, was not up to the mark initially. It's a common pattern with many builders, sadly. They lure you with brochures and then deliver something else.
Totally relate! We booked in a different Ansal project years ago and faced similar issues. The promised facilities like a swimming pool and gym never fully materialized. They just put up some basic equipment and called it a 'clubhouse'. Builder ki taraf se toh bas promises hi hote hain.
Yeah, maintenance charges are a big scam. They quote one figure, then after possession, it doubles because 'inflation' or 'additional services'. And if you don't pay, they threaten to cut utilities. It's a trap, especially for us first-timers who don't know the ropes.
Seriously? Another Ansal project? This is concerning. I was considering one of their upcoming phases. This makes me rethink completely. What about the maintenance charges? Are they really that high?
Oh my god, this is exactly what I'm afraid of! We are also first-time buyers looking at properties around New Chandigarh, and these builder stories make me so nervous. Ansal Sushant City, I thought it was a big name. What about the RERA registration? Didn't that help with the delays?
RERA helps only if you pursue it properly. Most buyers just give up after a point. It's a long, tiring process. For Ansal Sushant City, I remember seeing some complaints on the RERA website about delays, but nothing about the amenities being completely missing.
Same here! My parents also warn me 'builder pe bharosa mat karo'. We are looking at Mullanpur Garibdass area and every project has some issue or the other. It's like a lottery. The RERA thing is supposed to help but it feels like builders still find loopholes.
