₹45 lakh EMI calculations are scaring me. Fed up of renting, finally looking at Ansal Sushant Serene Residency (Towers 3E, 4E, 5D). Is it genuinely good for daily living? Society ka vibe kaisa hai, friendly hai kya? Schools aur markets paas mein hain? Actual residents, please share your experience, worth it hai kya?

It's a tough call for a first-time buyer, U1. On one hand, you have a completed project with RERA, which means no more possession delays, a big plus. The locality is developing, and connectivity is improving. On the other hand, Ansal's past reputation and the higher end of the price range for a 2BHK can be a deterrent. My advice would be to visit the society multiple times, maybe on a weekday and a weekend. Talk to as many existing residents as possible, not just the ones introduced by brokers. Check the amenities first-hand and get a clear picture of the monthly outgoings beyond just the EMI. Good luck, it's a big decision!
Actual residents, Tower 3E, 4E, 5D mein aapne kis rate pe liya tha per sqft? The broad range is confusing.
Exactly! The per sqft rate makes such a difference. I saw a similar project near Alpha-II Commercial Belt quoting much lower, but it's still under construction.
U9, when I bought in 4E, it was around ₹3800-₹4000 per sqft. This was in 2021 before possession. Now it might be slightly higher, depending on the floor and view. You need to bargain hard.
I've been tracking this project and the general Noida market for a while. With 313 total units, the society has a decent size for good management, not too huge that it becomes chaotic, nor too small to lack amenities. The current real estate market in Noida is a bit volatile, with many new projects offering competitive rates and amenities. Resale value is something to really think about before committing to a 45 lakh EMI. Always negotiate hard, especially since the project is completed. Don't take the initial quote. Also, talk to residents about electricity backup and water quality, these are often overlooked.

Are there any good CBSE schools really close by, within 2-3 km? And for daily groceries, is there a proper market or just small kirana stores? I'm thinking of Tower 4E.
U6, that sounds good, but for a first-time buyer like us, even a 'good experience' needs to fit the budget. Is the ₹40L-₹1.8Cr range for 2BHKs or 3BHKs? Because ₹40L for a 2BHK in Ajayabpur area feels a bit steep when you factor in the EMI.
U5, schools are actually a strong point here. DPS Greater Noida is not too far, and there are a couple of other decent options within a 5-7 km radius, many with good transport facilities. For daily needs, there's a small market complex right outside the society, and for bigger hauls, you can easily go to the main markets in Alpha II. I live in Tower 5D, and it's been a good experience so far. Society events bhi hote rehte hain and kids have plenty of space to play. Connectivity to Noida is also quite smooth.
Bhai, Ansal ka naam sunke hi darr lagta hai. Unka track record past mein kaafi mixed raha hai, especially with delays. Although Serene Residency is showing COMPLETED status and possession was Sep 2022 (UPRERAPRJ8951 RERA number bhi hai), you really need to do your due diligence. ₹45 lakh EMI is huge, and their price range of ₹40 L – ₹1.8 Cr is so wide, it makes me nervous. Check for hidden costs, quality of construction, and especially water/electricity issues. Don't just go by what brokers say. Compare it with new projects coming up near Alpha I Greater Noida, sometimes a little further gives better value.

Sahi keh rahe ho Ansal ka history thoda dodgy hai, but Serene Residency ka scene alag hai. Mera dost wahan 3E mein shifting kar chuka hai. Possession time pe mila tha, aur society bhi kafi active hai. The 'completed' status is genuine, unlike some other projects in the area that are still stuck.
