Ansal Valley View Estate layouts feel a bit off

Did a site visit to Ansal Valley View Estate last weekend, and honestly, the layouts felt a bit cramped for the price. I'm looking at a 2BHK there, around ₹78L, but the usable space felt smaller than other projects. Not sure if it's just me or if the carpet area to super area ratio isn't great. Also, what are the actual monthly maintenance charges like for residents? My parents keep saying these can really add up. Is it genuinely a good home, or just okay on paper, especially with the space constraints?
