Ansal Zinnia Garden: Amenities that never materialized?

What's the real story with promised amenities at Ansal Zinnia Garden? The brochure looked amazing, but I'm hearing stories about things not quite matching up post-possession. Like, is the clubhouse actually functional or just a ghost facility? And the green areas, are they properly maintained or just empty patches? For an investor, these things really matter for tenant attraction and future resale value. Don't want to buy into just a fancy drawing, ab samajh nahi aa raha.
