Fed up of renting now, finally taking the plunge in Noida and looking at options. Ansal Zinnia Garden completed hai, so possession ka issue nahi. But I'm worried about the investor ratio there. Suna hai kaafi investors ne liya tha, is it true? Agar mostly investors hain, toh exit strategy kya hogi 5-7 saal mein? Resale mein problem toh nahi aayegi for serious end-users? Aur rental yield kitna expect kar sakte hain, koi actual figures share kar sakta hai? My main concern is liquidity and how long before I can see decent returns. EMI vs rent math tabhi sahi lagega.

Yaar, investor ratio ka concern toh valid hai. Noida mein bahut projects mein ye issue hai, especially jo already completed hain. Liquidity ka tension toh rehta hi hai, agar 5-7 saal mein exit karna ho. Sahi sawaal hai.
Sahi keh rahe ho. Mera bhi experience kuch aisa hi raha hai ek project mein Ajayabpur ke paas. High investor ratio ka matlab hai ki jab sabko exit karna hoga, toh price war shuru ho jaati hai, especially in a completed project like Ansal Zinnia. Maine khud 2 saal tak property list karke rakhi thi, finally loss mein bechna pada just to move on. End-users ko toh achhi deals mil jaati hain aise time pe, but sellers phans jaate hain with no buyers. For serious end-users, this is a big red flag for resale.
