Honestly, I'm finding this whole downsizing process more stressful than I thought. Kids have moved out, so don't need such a big place anymore. We're looking at Ansal Zinnia Garden in Noida Extension, it's completed and the price seems okay. My main concern is the actual carpet area efficiency for a 2BHK – does it feel cramped or well-designed? Also, society ka vibe kaisa hai? As an older couple, we want a peaceful, friendly place. Aur nearby hospitals kaise hain? Any real resident experiences would really help, especially regarding daily living.

Yaar, carpet area efficiency ka point bahut important hai. Can anyone tell what's the actual carpet area for their 2BHK? Builders often quote super built-up, but the usable space is what matters. Is it around 800 sq ft or even less? That makes a huge difference for a couple.
74L for 750 sq ft carpet? That's quite steep for Noida Extension, isn't it?
Sahi keh rahe ho. Mera bhi ek friend hai Alistonia Estate mein, unka 2BHK ka carpet area 700 sq ft bhi nahi hai. Ansal Zinnia Garden mein bhi same issue suna hai. Walls bahut thick hain shayad, ya layout inefficient.
Bhai, official RERA docs mein toh 750-780 sq ft ke around dikha raha tha for 2BHK. But on paper alag hota hai, feel alag.

Mostly common areas ka issue hai. Lifts ki maintenance, generator backup ka problem, aur security guards ka frequent changeover. Inside flats toh builder ki warranty khatam hone ke baad apna hi dekhna padta hai.
