Sector 23 is developing, no doubt, but for ₹78L base, I'd rather look at something more established in Alpha I Greater Noida. What about the possession timeline for Antara? Builders often delay, and then the maintenance starts even before you move in. Anyone know their RERA status?

Totally agree with U5. Builders always hide these costs. It's a trap for first-time buyers like us.
Mai bhi Antara dekhne gaya tha last month. ₹78L is just the base. Unhone clearly bola tha ki PLC (Preferred Location Charges) minimum 5-7% extra hoga, aur registration, stamp duty, maintenance advance, IFMS sab milake 10-12% upar jaata hai. Plus, they were not ready to budge much on the base price. Noida mein market thoda slow hai, toh I was hoping for more flexibility, but they were quite firm. Be careful with the 'all-in' cost they quote.
Haan yaar, Antara location wise achha hai, near the expressway and all. But the price point is definitely making me nervous. PLC aur club membership ke naam pe kitna lootenge pata nahi. Any existing buyers here jo bata sakein?

Jaise aapne pucha, mai bhi Antara ke liye inquire kiya tha kuch mahine pehle. They quoted around ₹5500 per sqft as base. For a 1400 sqft 2BHK (approx size for 78L), that's fine. But then they added ₹300/sqft for PLC (facing park/corner), ₹150/sqft for car parking, and a lump sum for club membership (₹1.5L). My 'all-in' estimate easily crossed 95L. Existing buyers are hard to find because possession is still a while away, maybe late 2025 as per their last update to me.
Antara Sector 23 sounds good on paper, but ₹78L for a 2BHK? Bhai, add all the hidden charges na, it'll easily cross 90L. Mera budget toh hil jaayega. Kya sach mein itna negotiation possible hai yahan?

Sahi keh rahe ho. My friend bought in a different project nearby, and his 70L flat ended up costing 85L with all the extras. PLC is a big one. For negotiation, I heard Antara offers maybe 1-2% max, and that too if you push hard or pay full upfront.
