Anyone dealing with construction-linked payment plan surprises?

What's the deal with construction-linked payment plans? I'm looking at a 3BHK in Kokapet, My Home Constructions. My budget is around ₹1.9 Cr. They make it sound simple, but now there are so many hidden charges like PLC and maintenance. My EMI estimate is totally off. Did anyone else face this? Should I just look for ready-to-move?

Haan bhai, same pinch! Builders ka toh yahi scene hai. My Home Constructions mein bhi? I thought they were better.

Exactly! Sahi keh rahe ho. My budget for a 2BHK in Gachibowli was ₹1.2 Cr, and suddenly with PLC and GST, it jumped by almost 15 lakh. It's so frustrating when they don't give the full picture upfront.
