Anyone else selling a family home and buying smaller in Ghaziabad?

Okay, I'll be honest — selling our old house feels way more complex than I thought. Kids have moved out, so we don't need this big 4BHK anymore. We're looking for a manageable 2BHK or a small 3BHK in Ghaziabad, maybe Vasundhara or Indirapuram. Something with a lift, good society, aur hospital ke paas. Our current place is in an older area, not very close to the new Metro extension. Resale value ka kya scene hai abhi? Market mein buyer mil rahe hain ya it's slow? Also, for buying a 2BHK in say, Crossings Republik or even a compact 3BHK in Raj Nagar Extension, prices seem a bit high, around ₹60-70L for a decent 2BHK. Is it worth it for end-use? Should I wait ya abhi sahi time hai?
