Nahi yaar, good deal toh bhool jao. Maine bhi do-teen projects dekhe hain Kalawad Road pe, Aastha ke alawa bhi. Sab bolte hain 'final price hai', aur extra charges toh standard ho gaye hain. Builders know demand is high.

Aastha Group ka track record kuch khaas nahi hai, bhai. Mere friend ne unke ek project mein book kiya tha Krishna Kunj mein, possession mein 1.5 saal delay hua, aur final cost 15% upar chala gaya tha agreement se. They add charges for 'development fees', 'amenity upgrades', 'legal fees' jo pehle disclose nahi karte. Negotiation is tough, maybe 50k-1 lakh max agar cash component zyada ho.
U5, you absolutely MUST get a detailed cost sheet. Ask for the 'all-inclusive' price with every single charge broken down – stamp duty, registration, GST, maintenance advance, utility connection charges, society formation fees, IOD/CC charges, everything. Also, check their RERA number and see if there are any complaints. Builders like Aastha Group often hide these until the very end.
15% extra? That's a huge jump! Is there any way to get these charges in writing beforehand? I'm worried about signing something and then getting stuck.
