Broker commissions are such a rip-off, honestly. Just moved into my 3BHK at Ireo Grand Arch, South City II, and the final all-in cost was way higher than quoted. The broker claimed best deal, but I'm not sure if going direct would've saved me on stamp duty or PLC. What's your experience with brokers versus direct builder deals in Gurgaon? Did you negotiate better on all-in costs?

See, direct deals *can* be better, but it's not always black and white. Builders sometimes have their own preferred channel partners who get the same rates. And for resale, you absolutely need a broker.
Totally agree, bhai! Brokers just add to the cost. My friend also got fleeced in a deal near Airport Road.
But how do you even approach builders directly? Don't they have their own sales teams who act like brokers anyway?
Exactly! My cousin booked in Sector 70 through a broker, and later found out the builder was offering a direct discount of 2% on BSP if you walked in. That's a good lakh or two saved just by avoiding the middleman. The broker just pushed for whatever gave him the highest commission, not what was best for my cousin's budget.
