Anyone living near Palam Vihar, what hidden risks should I expect?
Palam Vihar keeps coming up every time I shortlist something in Sohna. Kids have moved out, so we don't need such a big place anymore. Looking for something manageable with a lift and hospital nearby, but are there hidden risks? Water supply ya maintenance charges ka koi red flag toh nahi? Has anyone faced this?

Honestly I feel Palam Vihar gives that old-school peaceful sector vibe which is missing in high-density areas, but maintenance is totally unorganized unless you find a gated society pocket. Haan bilkul, monsoon is the real test for Palam Vihar. If you travel frequently towards Delhi or Aerocity via Airport Road (Gurgaon side), location is unmatched, but ground reality inside internal lanes is quite messy.
Drainage near Vyapar Kendra side overflows very fast, knee deep water ho jata hai easily. I checked out a floor there during July rains and literally had to turn back without even stepping inside.
One huge hidden risk in Palam Vihar is seepage in older independent floors, please get a proper structural check done before paying any token amount. My budget was 1.2 Cr last month and every second resale floor I saw had dampness in basement and ground levels. Also check if the colony RWA is active because internal roads in some pockets look totally broken.

If you want hospitals and peaceful living, Badshahpur belt also has some options near Sohna Road, but prices there are touching 12k to 14k per sqft now. In Palam Vihar you get Columbia Asia nearby, which is a big relief for seniors, but traffic near the railway crossing can get completely crazy during evening hours.
Actually the underpass has eased traffic somewhat recently, but yes, it is still not 100 percent smooth during office rush hours.
