Anyone seeing real gains in Noida's 'price correction zones'?

Okay I'll say what no one says — just moved into my 2BHK in Sunpura a few months back. Builder ne vaade kiye the ki this area is a 'price correction zone', matlab value badhegi. Honestly, abhi tak toh koi special appreciation nahi dikhi. Feels like they just use these terms to sell faster. My EMI is ₹45k. Sector 150 mein 3BHK already ₹1.5 Cr. Are 'price correction zones' just marketing gyaan? Ya main galat dekh raha hoon? Change my mind.
