Anyone who just bought in Ghaziabad – your final bill shock?

Just moved into my 3BHK in Sanjay Nagar last month, and honestly, the final bill was a shocker. Builder (County Group) added so many 'miscellaneous' charges at possession. Maintenance advance, club membership, electricity meter charges – yeh sab pehle kyun nahi bataya? Mujhe laga tha negotiation thoda toh hoga, but they were pretty firm. Did anyone manage to negotiate significantly, maybe 5-7% off the listed price for a 3BHK around ₹90L? Or is it just fixed for new projects? Also, super area aur carpet area ka difference bhi kaafi laga. Felt like I paid for a lot of unusable space. What were your experiences with hidden charges or negotiating for a flat in Ghaziabad? Especially around Vasundhara or Indirapuram. Any tips for someone buying now?
