Anyone with experience on these builders in BLR?

Sarjapur Road keeps coming up every time I shortlist something for a 2BHK. I'm looking at Shriram Chirping Grove and Pionier Green Bay there. My budget is around 1.3 Cr, aiming for end-use. Has anyone here actually bought from Shriram or Pionier? I'm really worried about project delays. My friend's project got delayed by 2 years, it was a nightmare. Also, how's the construction quality after possession? Any issues with seepage or finishing? And what about post-possession maintenance charges? Do they become ridiculous after a year or two? Honestly not sure who's better for a first-time buyer in Bengaluru. Any insights on their track record for timely delivery or actual build quality would be super helpful. Trying to avoid future headaches.
