Apex Acacia Valley: The amenity reality check nobody talks about

Is Apex Buildcon Acacia Valley's brochure totally misleading on amenities? I'm upgrading from my 2BHK to a 3BHK. The actual gym and clubhouse look nothing like the renders. Carpet area also felt way smaller than advertised. Did anyone else feel ripped off after possession? What are the real maintenance charges?
