Apex Aqualis ETA 2: Good opportunity or too risky?

Wow, just watched a really interesting video about Apex Aqualis in ETA 2, Greater Noida! They dug into its history, like how Apex Group got it through NCLT after Ansal's Sushant Serene. It's relaunching, and they mentioned pre-launch pricing at ₹7500 PSF, going up to ₹10k-11k. I'm seriously considering Greater Noida. Do you guys think this NCLT background makes it too risky, or could it be a great opportunity for appreciation?

Yaar, ye NCLT wala angle sunke hi darr lag raha hai. Ansal ke projects ka kya haal hua hai sabko pata hai. Apex Group ne acquire toh kar liya, but will they really deliver on time and quality? ₹7500 PSF pre-launch sounds okay, but what about the hidden costs later? Greater Noida mein aur bhi options hain na?
