Apex Aura 3BHK layout — is the space efficient?
Apex Aura – been hearing mixed things about this one. I'm currently in a 2BHK in Sector 78, thinking of upgrading to a 3BHK. The Apex Aura 3BHK plans, especially the layout, have me a bit confused. On paper, area sahi lagti hai, but carpet area kitna efficient hai, woh samajh nahi aa raha. Jab site visit kiya, rooms thode congested lage, ya maybe it's just me? Is it genuinely good to live in daily? Ya sirf marketing mein accha dikhta hai? My main concern is the actual livability, especially for a family. Kuch log bol rahe hain ki common areas aur amenities ka space acha hai, but flats ke andar ka layout thoda odd hai. Jo premium pay kar rahe hain, is the actual living space up to mark? Koi experience share kar sakta hai, especially if you're living there?

It's a mixed bag, to be honest. The amenities and common areas are definitely a plus, they're well-maintained. For someone coming from a smaller 2BHK, the overall space might feel like an upgrade. But yes, the actual flat layouts, especially for the 3BHKs at the lower end of the price range, are a bit awkward. Some rooms are oddly shaped, making furniture placement tricky. The market in Noida is a bit slow right now, so if you're not in a hurry, you might find better layouts elsewhere, or negotiate hard here. It really depends on your priorities – amenities vs. in-flat space efficiency.
My biggest issue was the kitchen layout. It felt very narrow, almost like an afterthought. For a family, especially if you cook regularly, it's a huge compromise. I saw a similar issue in a project near Alpha I Greater Noida too. Builders prioritize living room space for showing, but practical areas like kitchen and bedrooms suffer. We are paying a premium here, the living experience should be premium too.
Exactly! It's a common trick. I remember visiting a project in Ajayabpur, same story. Living room looks grand, but then kitchen mein khade hone ki bhi jagah nahi. This is why site visits are so crucial, photos can be misleading.
Totally agree about the kitchen. I saw it too. My friend who lives there had to get custom modular work done to make it functional. It adds to the cost, which isn't ideal for budget-conscious buyers.
RERA number UPRERAPRJ7084 hai toh theek hai, but completion status kya hai? Is it genuinely ready to move, ya bas paperwork mein completed hai? I've heard stories where projects are 'completed' but still lack basic facilities. Koi bata sakta hai actual possession ka kya scene hai?
Oh, extra charges? Like what? Were they significant? This is what scares me the most as a first-time buyer.
Haan, possession mil gaya hai. Process smooth tha, but builder ne final payment pe thode extra charges laga diye the, jo pehle discuss nahi hue the. Always check your agreement copy thoroughly.
Yes, it's genuinely completed. I got possession a few months back. The RERA status is correct.
Honestly, for the price range (₹78 L – ₹1.5 Cr), what more do we expect in Greater Noida? I mean, it's COMPLETED, which is a big plus point these days. My main concern was also the layout, but the common areas and amenities did impress me. Which tower were you looking at, by the way? Sometimes layouts differ slightly.
Tower C mein jo smaller 3BHKs hain, woh kaafi congested hain. Marketing wale super area dikha ke confuse karte hain, but carpet area mein difference bahut aata hai. That's why rooms feel smaller.
Haan, main Tower C mein 1350 sqft wala dekh raha tha. Wohi OP wali feeling aayi mujhe bhi.
Bhai, you're not alone! Jab main site visit karne gaya tha, same feeling aayi thi. On paper, it looks like a decent 3BHK, but andar se rooms, especially the second bedroom, felt really cramped. Carpet area ka calculation kuch aur hi hai, lagta hai. It's a completed project, so you can see the actual flat, but still, confusion rehti hai.
