Did a deep dive into Apex Aura's financials last week. Everyone talks about its completion and location, but honestly, I'm struggling to see the investor ROI. What's the real rental yield people are pulling in? My data shows capital appreciation often slows drastically post-possession. Was the upside mostly pre-launch, leaving little for current buyers? That's good to know about the quality. But what about the builder's reputation for after-sales service or addressing issues post-possession? Are they responsive?
Yes, many people have taken possession. The construction quality is decent, not outstanding, but definitely livable. The biggest issue I heard was with the sheer number of units, 1684 total units, it sometimes feels a bit too crowded. Amenities are there, but some are still not fully operational or have teething issues. Hidden charges toh hote hi hain, but mostly it was stamp duty and registration, nothing too shocking after that.
My biggest fear is buying something, and then its value stagnates for years. I saw this happen with a project in Alpha I Greater Noida a few years back; people bought for investment, and now they're stuck. Apex Aura being completed already means a lot of the initial capital appreciation potential is gone. I'm looking for a home, but also want it to be a good asset. Is it wise to buy a 'completed' project if the appreciation is doubtful?
