Okay I'll be honest — Apex Aura ka resale market utna liquid nahi hai jitna maine socha tha. Just moved in last month, aur abhi se I'm seeing properties listed around ₹78L-1.2 Cr, jo mere purchase price se kaafi close hai. Everyone talks about capital appreciation for completed projects, but nobody mentions how tough it is to actually find buyers. I thought being a well-known project, resale would be smooth. Par yahan toh active secondary market lag hi nahi raha. Is this normal for completed projects in Noida? Kya investors abhi bhi hold kar rahe hain ya exit karna mushkil ho gaya hai? My plan was 5-year exit strategy, but abhi se doubt ho raha hai. Iska resale potential overestimated hai kya? Change my mind.

Well-known project? I'm not so
This is a common issue with large projects, especially ones that complete around the same time. I saw something similar happening in Alistonia Estate a few years back. Jab ek saath itne flats ready ho jaate hain aur sabko resale karni hoti hai, toh market flood ho jaati hai. Builder ko toh bas units bechne hote hain, resale ka pressure buyer pe aata hai. It's a tough lesson for us first-timers.
Alistonia Estate mein connectivity issue bhi tha. Kya Apex Aura mein connectivity achhi hai from major hubs like Alpha II? Uska bhi impact padta hai liquidity pe.
Sahi keh rahe ho. Aur Apex Aura ka price range bhi ₹78 L – ₹1.5 Cr hai. Is range mein bahut options mil jaate hain. Toh log naye projects prefer karte hain ya thoda aur wait karte hain.
Totally agree with U1. Mujhe bhi Apex Aura mein interest tha but budget tight hai. Jab dekhta hoon ki resale mein itna difference nahi hai toh darr lagta hai. Hum jaise first-time buyers ko toh liquidity aur appreciation ka hi bharosa hota hai. Kya humein overpriced mil raha hai?
Overpriced toh nahi keh sakte but maybe market thoda slow hai abhi. Plus, first few months mein listing prices upar hi rakhte hain log. Thoda time do, shayad situation improve ho.
U2, haan, bilkul. Hum toh apna poora life savings laga dete hain. Resale mein loss ho gaya toh bahut mushkil ho jayega. Kya aap bhi first-time buyer ho?

Is this normal for completed projects in Noida? Haan, lagta hai. Kya investors abhi bhi hold kar rahe hain ya exit karna mushkil ho gaya hai? Mujhe lagta hai exit karna mushkil ho gaya hai, isliye log hold kar rahe hain. Real demand hai kya wahan?
Exactly! Aur Apex Aura mein total units kitni hain? 1684 units, right? Jab itne saare units ek saath market mein aayenge, toh liquidity kaise rahegi? Supply itni zyada hai ki demand match hi nahi kar paati. Isliye prices stable rehte hain ya thode hi badhte hain, capital appreciation ka to naam hi nahi.
Bhai, you're not alone! Mera bhi same haal hai ek aur project mein Noida mein. Log bolte hain ki completed projects mein demand high hoti hai, but actual mein buyers milte hi nahi. I've been trying to sell my 2BHK for six months now, no serious offers. Lagta hai hum jaise first-time buyers ko sirf sapne dikhaye jaate hain.
