Apex Golf Avenue: Carpet area vs. real livability?
My lease ends in 4 months and I'm honestly fed up of renting. Landlord just raised rent again, so I'm finally taking the plunge. Been looking at Apex Buildcon Golf Avenue in Noida Extension, the completed project. Price range seems okay, but I'm really concerned about the actual carpet area efficiency. The super area looks good on paper, but how does it translate to usable space in a 3BHK? Is it genuinely a good home for daily living, or does it feel cramped? Also, what's the society vibe like? Is it friendly, or do people mostly keep to themselves? What about nearby schools and markets? Is it convenient for daily needs? Any current residents can share their experience?

Thanks for the insights, U1. My main concern after carpet area is the maintenance charges. Are they reasonable at Apex Golf Avenue, or do they keep increasing like crazy? And what about the power backup situation, especially with the frequent cuts in Noida Extension?
Regarding your
I faced a similar dilemma two years ago when looking around Noida Extension. Ended up buying in Alistonia Estate instead because the carpet area felt more honest, even if the price was slightly higher. For Apex Golf Avenue, I visited once, and the common areas looked decent, but yes, the 3BHK did feel a bit compact for a family of four. The society vibe seemed okay, not super lively, but not completely isolated either. Schools are there, but for proper markets, you might need to drive a bit further towards Alpha-II Commercial Belt.
U5, which floor did you visit? Did you notice any specific issues with ventilation or sunlight in the 3BHKs?
U5, your experience with Alistonia Estate makes sense. I've also found that newer projects often compromise on carpet area to keep the super area competitive. The compactness you mentioned for Apex Golf Avenue is what worries me too.
Carpet area toh sab jagah scam hai. Expect 60-65% of super area max. Apex Golf Avenue is no different.
Bhai, be very careful with Apex Buildcon. My friend almost booked with them in another project near Ajayabpur, and the RERA compliance was always a red flag. While Golf Avenue is completed (Possession 2019-06-01, right?), you need to check the quality of construction and society maintenance. Sometimes these 'completed' projects have hidden issues. Carpet area wise, most 3BHKs in that budget feel smaller than advertised, especially if you're comparing to older constructions. Don't just look at the price tag.
While I understand U3's concern, Apex Golf Avenue has been completed since 2019. Most of the initial builder-related issues would have surfaced and been resolved by now. The total units are 727, so it's a sizable community, which usually helps with shared maintenance responsibilities.
Totally agree with U3! Builder ka track record matters a lot. RERA number UPRERAPRJ8585 is there, but past issues can still affect future projects.
Yaar, I totally get you! Renting is a nightmare these days. I've heard mixed reviews about Apex Golf Avenue, but the location is prime. For a first-time buyer, it feels like a decent option compared to some under-construction projects in Alpha I Greater Noida. Carpet area ka toh sabka issue hai, builders always play with super area numbers.
