Okay, I'll be honest — I completely underestimated the resale market dynamics for completed projects. I bought into Apex Golf Valley a few months back, possession was in March. I'm seeing capital appreciation is slower than I hoped since launch. Is the secondary market for Apex Golf Valley active enough? Worried about liquidity if I need to exit in 5 years. Does anyone know the investor-to-end-user ratio there? Don't want to end up in a ghost society. Any ground-level insights would be super helpful.

Yeah, at that price point, the appreciation should ideally be better. If it's already 2018 possession, then 5 years later, the growth should be visible.
U5, as per Propmyna data, Apex Golf Valley ka price range ₹55 L – ₹66 L hai. Total units 729 hain. Itne saare units hain, aur agar end-users kam hain toh resale market naturally slow ho jayega. That's why liquidity is a genuine concern for OP.

I almost booked a flat in Alpha I Greater Noida a couple of years back, but then my friend warned me about projects where investors outnumber end-users. Unki society mein abhi bhi 40% flats khaali pade hain. You said possession was in March, but Propmyna pe toh iska possession date 2018-07-01 dikha raha hai. Is it really true ki is project ka possession 2018 mein hi ho gaya tha? Thoda confusion ho raha hai.
Exactly! Agar possession itne time se ho chuka hai aur fir bhi appreciation slow hai, toh it's a red flag. Noida market mein waise bhi pichle 2-3 saal se thodi slowdown hai, but it shouldn't be *that* slow for a completed project. Liquidity toh major issue ban jayega.
