Since early this year, I've tracked Apna Enclave's pricing. Pre-launch rates were okay, but current per sqft feels high. What's the actual capital appreciation investors seeing? Is future ROI realistic?

Agar Apna Enclave overhyped hai, toh koi aur project suggest kar sakte ho kya Gurugram mein? Jo under-construction ho but prices genuinely good ho for future growth? I am really confused.
U8, confusion toh sabko hoti hai. My tip would be to look at projects that are already 50-60% complete, so you can see the actual progress. Also, check the builder's past projects' delivery track record. Apna Enclave ke liye, I'd say wait and watch. Don't rush into anything just because of sales pressure. Sometimes, a slightly higher price in a proven project is better than a 'deal' in a risky one.
Meri toh budget hi allow nahi kar raha. Lagta hai mujhe Badshahpur side dekhna padega, wahan thoda affordable hai.
I visited Apna Enclave site last month. The sales team was pushing hard, saying 'last few units left' to create FOMO. But the construction progress didn't seem to justify the current pricing. A friend of mine booked in a similar project near Airport Road (Gurgaon side) a year ago, and even his appreciation isn't matching what Apna Enclave is promising. We need to be realistic about future returns.
U5, RERA number toh tha but possession date was vague. They kept saying 'within 2 years' but no fixed commitment on paper. Builder ne phir se date extend kar diya, yehi sunte hain log! Always a red flag for first-time buyers like us.

Totally agree with the post! Apna Enclave ke prices suddenly jump kaise ho gaye? Pre-launch mein toh reasonable lag raha tha, ab toh budget se bahar hai. Kya sach mein itna ROI milega baad mein?
ROI ka toh pata nahi, but Gurugram mein recent market conditions ne prices ko upar dhakel diya hai. Especially new projects mein developers pre-launch ke baad kaafi hike karte hain. But this particular project, Apna Enclave, seems to have gone a bit overboard. Dekho, Basai ke paas bhi rates badhe hain, but not this aggressively. Need to be careful before jumping in.
Haan yaar, same feeling! Mera bhi budget bigad gaya. Bohot nervous hoon investment ko leke.
