Aqua Line extensions: Overrated for Sector 83 appreciation?

Been in this game for years, but buying for myself in Greater Noida is a different ballgame. Everyone's hyped about Jewar, but I'm telling you, the Aqua Line extensions are being way overrated for Sector 83 price appreciation. Builders are already pricing that in, but is the actual benefit there yet? I think it's mostly speculation driving prices higher. Change my mind.
