I think 60L for Aram Bagh isn't *that* bad if it's a good society and carpet area is decent (400 sq ft+). Location plays a huge role in Delhi pricing. But yes, V.K. Probuild ka naam sunke thoda darr lagta hai. Have you checked other builders in the area for comparison?
Yaar, I almost booked with V.K. Probuild for a project near Anand Vihar two years ago. They promised possession in 18 months, but abhi tak foundation bhi complete nahi hui hai. Luckily, I pulled out. Legal checks mein sabse pehle builder ka RERA registration number, project completion date, aur past projects ka record dekho. Also, check for any pending litigation against them. Stamp duty Delhi mein 6% for men, 4% for women, plus registration fee. Interiors ke liye minimum 10% of property value toh rakhna hi padega for decent quality.
U9, for litigation checks, you can often find some public records, but a good property lawyer is essential. They can do a title search, check for encumbrances, and verify all builder approvals (fire, environmental, municipal). Don't rely solely on the builder's word. It might cost you 20-30k for a thorough check, but it's worth every penny to avoid future headaches. Especially with builders jinka reputation doubtful ho.

Totally agree with U1. 60L for a 1BHK is a lot. My friend bought a 2BHK in Alaknanda for 80L last year, and that too was considered pricey. V.K. Probuild ka track record bhi doubtful lag raha hai. Make sure you get all approvals in writing, don't trust verbal promises.

Interiors ke liye minimum 5-7 lakh toh pakad ke chalo, basic ones.
U6, IDC/EDC (Infrastructure Development Charges / External Development Charges) are usually extra and can add anywhere from 1-3 lakh, depending on the project and area. Some builders include it, some don't, so always ask specifically. Aur haan, V.K. Probuild ka RERA status is a must. Bina RERA ke toh haath bhi mat lagana, bahut risk hai.
