₹1.8 Cr for a 3BHK in Aram Bagh? I work in real estate, but these prices feel insane. Are they justified? Honestly, is *any* negotiation room left? What's the real ground reality?

See, Aram Bagh is a prime location. Connectivity, schools, hospitals, everything is nearby. The land cost itself is very high in that area. If it's a good builder with a solid track record, then 1.8 Cr might be on the higher side, but not completely unjustified for a spacious 3BHK. What's the carpet area they are offering?
U6, agar carpet area 1200-1300 sqft hai toh per sqft around ₹
Carpet area kitna hai? Aur per sqft rate kya ban raha hai is hisaab se?
1.8 Cr for a 3BHK in Aram Bagh? Honestly, yeh price sunke toh mera BP high ho gaya. Main bhi first-time buyer hoon, aur budget mein rehna hai. Builder log kya soch rahe hain? Isme koi negotiation ka scope hai bhi ya nahi? Bohat jyada lag raha hai yaar.
U1, aap sahi keh rahe ho. Mera friend Anand Vihar mein dekh raha tha 3BHK, wahan bhi rates aise hi high chal rahe hain, around 1.5-1.6 Cr for a decent size. But Aram Bagh is supposed to be premium, I guess. Fir bhi, 1.8 Cr seems like a stretch for a first-time buyer like us. Builders bolte hain ki demand bahut hai, par kya itni demand hai ki itna hike kar de price?
U2, mostly bare shell hi hota hai. Furnishing toh alag se lagata hai builder, aur uska cost upar se aata hai. Amenities mein club house, gym, pool toh standard hai, par kya woh is price ko justify karta hai? Mujhe toh nahi lagta.
Totally agree! It's insane. Is that price for a fully furnished unit or just bare shell? Aur amenities kya mil rahi hain isme?
