Fellow investors, I've been looking into Aratt Alchemy Essence, an upcoming project on Sarjapur Road, focusing on its connectivity and potential financial upside. With prices from ₹1.18 Cr to ₹1.70 Cr and an average of ₹9770 per Sqft for its 188 units across 2.48 acres, it's a significant commitment with possession slated for March 2030. Sarjapur Road is a key growth corridor, offering decent road connectivity to the Outer Ring Road (ORR) and areas like Electronic City. This proximity to major IT hubs is a strong driver for demand and, consequently, capital appreciation. However, current traffic is a known challenge. Metro access is presently limited; while the Yellow Line is progressing, direct connectivity to Sarjapur Road itself is still some distance away. Future infrastructure upgrades will be critical for improving commute convenience. For an upcoming project like this, capital appreciation hinges heavily on the development of surrounding infrastructure over its long gestation period. The projected possession by 2030 allows ample time for planned metro extensions and road network improvements to materialize, potentially boosting property values significantly. Investing here means betting on Sarjapur Road's continued evolution as a residential and commercial hub. My take: Aratt Alchemy Essence presents a long-term play. Its success for investors will largely depend on the pace of infrastructure development, particularly metro connectivity, in the Sarjapur Road corridor over the next seven years.
