Aravali Apartments’ resale market worries me
Aravali Apartments ka resale market mujhe thoda weak lag raha hai. I work in real estate but for my own investment, I'm extra cautious. ₹41L se ₹1.14 Cr range hai. Capital appreciation ka kya scene hai, has it moved much since launch? Current rental yield kitna mil raha hai wahan? Long-term exit strategy ke liye, resale market kitna liquid hai? Investor ratio vs end-user ratio kya hai? Ghost society ka risk toh nahi banega?

OP, your worries are valid. I almost booked in Aravali Apartments two years back. The initial price of ₹41L for a 1BHK looked tempting, but then I looked at the actual construction progress and the area development. It's near Alpha I Greater Noida, but connectivity issues were a big concern for me then. Plus, the builder's reputation for delays was already known. I ended up buying a smaller unit in Alistonia Estate instead, which has better possession track record.
Sahi kaha. Builder ka track record dekhna sabse zaroori hai. Delays sabse bada red flag hain.
Alistonia Estate mein toh rates thode upar hain ab, but possession time pe milta hai. Aravali Apartments ki baat karein toh ₹1.1 Cr wale units are usually the larger 3BHKs, not 1BHKs. Capital appreciation zero to negative hai for most original buyers, considering the time value of money lost due to delays. Current Noida market mein buyers bahut wary hain aise projects se. Rental yield bhi wahan hardly 2-3% hoga, which is very low for an investment.

Haan bhai, yehi toh dikkat hai. 2003 possession date website pe galat hai. Builder ne dates extend kiye hain multiple times. My friend booked a 3BHK there, uska toh sir phat gaya hai delays se. Original plan 2003 ka tha, but abhi tak poora nahi hua.
Yaar, same pinch! Main bhi Aravali Apartments dekh raha tha but resale market ka sunke darr lag raha hai. Budget tight hai, ek galat move nahi kar sakte.
