Are 60-70 lakh studio apartments in Noida worth it?

Are studio apartments along Yamuna Expressway and Greater Noida really worth 60 to 70 lakhs? Stumbled on a video pitching studios in that range for regular rental income, but the pricing feels quite steep for the specs and location. They talk about massive annual returns, but tbh I'm skeptical about actual tenant demand out there. Has anyone invested in studios around Noida recently, and do the actual numbers justify paying nearly 70L?
