Okay I'll be honest — I completely underestimated how much the total cost adds up. I'm currently in a 2BHK in Bellandur, thinking of upgrading to a 3BHK or maybe a small villa near Sarjapur Road. Already have a home loan, so trying to be smart with the next one. Saw a Prestige project, base price looks okay for a 3BHK around ₹1.6 Cr, but then the PLC, parking, stamp duty, registration, and those *other* charges at possession... it's insane. Is there a rule of thumb for total acquisition cost, like X% above base? Also, construction-linked plans versus higher down payment – what's smarter to maximize ROI? Don't want to get stuck with unexpected bills later. Any experiences with hidden charges from builders in Bangalore?
