My current 2BHK in Sector 65 feels too small now, planning an upgrade to a 3BHK around Golf Course Extension Road. Budget around 2.5-3 Cr hai. I'm talking to a few builders like Kiwi Land. Builders ek price bolte hain, but then brokers come up with "special spot discounts" or "limited period offers." Yeh real deal hai, ya just a sales tactic? Kya brokers actually get better deals than going direct to the builder? Not sure if I should trust these 'exclusive' discounts. Koi hidden charges bhi hote hain kya from brokers, apart from their commission?

Bhai, is game mein bahut fraud hota hai. Builder aur broker milke banate hain. Spot discounts are often just their regular price jisko inflate karke dikhate hain. Happened to a friend near Airport Road (Gurgaon side). They "negotiated" a huge discount, but later found out others got the same price directly. Always check RERA site for actual project status and pricing trends. Hidden charges toh pakka honge, especially processing fees ya 'documentation charges' ke naam pe.
