Been hunting for a 3BHK in South Delhi for the last six months, and the pricing game is wild. My budget's around 2.5Cr for places like Saket or Vasant Kunj. I'm seeing properties, even from Manish Associates in Princess Park, quoted around 2.8Cr. Brokers keep saying there are 'spot discounts' if I commit quickly. But honestly, when we talk numbers, the reduction is barely 1-2%. Is it better to deal directly with builders for a real discount, or do brokers actually have more leverage with these 'spot' offers? Also, is there any room to negotiate on stamp duty or other closing costs that suddenly appear? Feels like every deal has a catch. What are your experiences?
