Everyone glorifies negotiation with builders in Noida Extension, but I'm starting to think it's mostly a myth for new properties. My kids have finally moved out, so we're selling our big house and need a compact 2BHK. Looking around NRI City, maybe Antara projects, budget around ₹80L. Something manageable, low maintenance, with an elevator. Honestly, builders seem rigid. They quote high, then maybe ₹50k-₹1L off. Is that even negotiation? Secondary market deals in areas like Sector 137 or 150 offer more real price flexibility, no? Should I just focus on resale for better value instead of trying to squeeze an extra PLC discount from a builder? Disagree? Tell me why. Kya koi secret negotiation tactic hai jo I'm missing?

Totally agree! I'm also looking for a 2BHK in the same budget range, maybe around Alpha II, and builders act like they're doing us a favour even for a ₹50k discount. It's so frustrating.
