₹1.8 Cr for a 3BHK in Sector 48 from Emperium — still seems high. Fed up of renting, I'm finally looking. Can we actually negotiate much with builders or brokers? What kind of spot discounts are real, not just marketing?

My personal experience from last year in Badshahpur was similar. I got a 'spot discount' of about 3 lakhs on a 90 lakh property. Sounded great, right? But then the builder added charges for car parking, EDC/IDC, and power backup that weren't clearly itemized initially. Ended up paying almost the same as the original quote. Read the fine print very carefully, guys. Builders have many ways to recover that 'discount'.
Exactly! That's the catch. Emperium in Sector 48 is quoting around ₹10,000-₹11,000
Oh no! Kaunsa builder tha? So we can be careful.
Spot discounts are mostly a marketing strategy, especially for premium locations like Sector 48. They inflate the base price first, then 'discount' it. Don't fall for it.
₹1.8 Cr for a 3BHK in Sector 48 from Emperium — still seems high yaar. Fed up of renting, I'm finally looking but this price is making me nervous. Can we actually negotiate much with builders or brokers for such properties? What kind of spot discounts are real, not just marketing gimmicks? I keep seeing ads but skeptical.
So, if real negotiation is tough, toh negotiate kaise karein, koi solid tip hai kya? I'm also looking and every builder says 'best price already given'.
Haan, bilkul sahi keh rahe ho. I almost fell for a 'spot discount' last year near Airport Road. The discount was like 5% but then they added some 'exclusive club membership' and 'maintenance advance' that negated half of it. Always check the final, all-inclusive price.
Totally understand your nervousness, bhai. ₹1.8 Cr for Sector 48 is definitely on the higher side, even for a 3BHK. Builders usually show 'spot discounts' but they often just adjust the base price or throw in some low-value amenities. Real negotiation is tough unless you're buying multiple units or they're desperate to clear inventory.
