I'm based in Dubai and thinking of investing in Noida. Heard mixed reviews about some builders. Has anyone had issues with hidden charges at possession from, say, Godrej or ATS? Kya RERA actually protects buyers from this? Also, I can't do a site inspection myself, so construction quality is a big concern. Is there a big difference in quality between these two builders? Need a property manager, so resale value matters. Should I consider someone else? Honestly not sure.

My two cents: If you can't visit, hire a local property consultant for due diligence. Pays off in the long run.
Also consider the carpet area vs super area ratio. Builders often cheat on this.
So true! They show you a huge super area, but the actual usable space is much less.
Check amenities completion before booking, I made that mistake in Jaypee Greens. Swimming pool toh abhi tak bana hi nahi!

ATS ka maintenance charges bahut high hai. Be prepared for that.
Haan exactly, Noida mein yahi problem hai. Maintenance charges are a rip-off!
Don't forget to check the builder's track record on NCLT. Many are facing insolvency these days.

I bought in ATS Greens 3 years ago. Possession mila kya? No, not yet! Builder ne phir se date extend kar diya lol. But location is good, connectivity is great.
Godrej and ATS are both big brands, but quality can vary project to project. Check the completion certificates and occupancy certificates carefully. Don't just rely on RERA registration.
Sector 150 mein bahut development ho raha hai. New metro line is a big plus. Property rates are going up. Good investment option, but do your research.

Around 7k-8k per sqft, depending on the builder and location. Godrej Palm Retreat is on the higher end.
7k? Last I checked it was 6.5k. Rates are definitely going up!
NRI bhai, Noida is tricky. Godrej and ATS are generally okay, but hidden charges toh sab karte hain. RERA is there, but implementation is slow. Construction quality-wise, ATS has a slightly better rep, but depends on the specific project. Resale, both are decent. Maybe look at Paras Seasons too, good resale value.
Totally agree with U1. RERA is only as good as the officers enforcing it. I've been fighting a case for 2 years now! Hidden charges are a given, budget for them. Godrej Woods is good but pricey. ATS Greens Village is more affordable, but check reviews carefully.
Site visit is a must, even if you have to ask a relative or friend. Photos and videos are not enough. I bought in Sector 75 and regret not checking the finishing myself. Abhi tak paint bhi theek se nahi kiya!
U3, exactly! Mera bhi same experience tha 2 years ago with Supertech. They promised everything, delivered nothing. RERA complaint file karo, that's the only way.
Supertech? Bhai, you're lucky you even got possession! Their projects are a mess.
