Are Chandigarh project amenities just a marketing gimmick?
Been looking for 8 months now and it's getting exhausting, especially since I'm trying to upgrade from my current 2BHK in Sector 44. Already have a home loan, so EMI ka pressure toh hai hi. I'm eyeing a 3BHK or villa, maybe Altus Ecoglades by Altus Space Builders or Reputed Builder's Pushpak Society. Both list so many fancy amenities – clubhouses, gyms, swimming pools, even sports facilities. But honestly, are these actually maintained and functional after a few years? Yaar, sometimes I feel like yeh sab sirf brochure mein accha lagta hai, real life mein kuch aur hota hai. My friend in Mohali says unke society mein pool toh hai but it's rarely clean. Is the premium for these amenities truly justified ya just marketing hype? Kya in projects mein promised amenities deliver hote hain ya sirf initially for OC? What's your real experience?

So basically, amenities are just a bait? What about the maintenance charges then? Are they higher for projects with more amenities, even if they aren't used or maintained?
Yes, U5, maintenance charges are definitely higher. They
My experience in a project near Mullanpur has been terrible with amenities. They showed us a grand clubhouse and a multi-sports arena during booking. After possession, the clubhouse is half-built and the sports arena is just a patch of unused land. The builder kept giving excuses about approvals. It's been 3 years, and nothing. We're paying a premium in maintenance for facilities we don't even have. This is why I'm always skeptical about these fancy brochures now. Always check the ground reality, not just the renders.
Yaar, marketing gimmick toh hai, but it also depends on the builder's reputation and maintenance committee. Some do maintain it well. But about Altus Ecoglades, I heard Altus Space Builders ka toh zero projects ka track record hai. Is that true? That would make me super nervous for any 'promised' amenities.
Yes, U8, that's correct. I checked on RERA and other property portals, Altus Space Builders doesn't have any completed projects listed. They're basically new in the market. So, U1, definitely be extra cautious. New builders often over-promise on amenities to attract first-time buyers, especially in developing areas like parts of New Chandigarh or Mullanpur. It's a big risk with your hard-earned money and EMI pressure.
Wait, Altus Space Builders has 0 total projects? That's a huge red flag! How can they even promise such amenities if they haven't delivered anything before? Is this information confirmed?
Haan bilkul, builder ka background check karna bahut zaroori hai. Especially for new names.
Totally feel you, bhai! I've seen so many projects in New Chandigarh where the fancy gym equipment is broken within a year, and the swimming pool looks like a pond. It's definitely a marketing gimmick for most builders. They just want to show a glossy picture to get you to book.
