Did some deep dive into payment structures for properties around Shivajinagar last week. Everyone pushes construction-linked plans, but I'm convinced they often inflate the total acquisition cost for investors. My experience shows that the effective interest during construction on those EMIs eats into potential ROI significantly. For a ₹1.5 Cr flat, that's not negligible. I think a larger upfront down payment, or even fully funded projects, offers a better deal. Builders love CLPs for their cash flow, not our returns. Change my mind.
