Are construction-linked payment plans worth it for investors?

Not proud of this but I almost got duped by a pre-launch scheme. LGCL on Thanisandra Main Road offered a construction-linked plan, sounded good initially. But then a broker hinted at better spot discounts for full down payment later. Ab samajh nahi aa raha, is CLP really worth it for investors or just a builder's trick? What's smarter for ROI?
