Visited Ansal API's Krishna Kunj. Everyone glorifies construction-linked payment plans, but off the record, yeh toh trap hai. Builders delay projects. Full down payment better. Change my mind.

Reputable builder? Bhai, that's what everyone says until their project gets stuck. I bought a flat in a project near Kalawad Road a few years back, also on a CLP. The builder just stopped construction after taking 70% payment. Now it's in NCLT. My life savings are gone. It's a nightmare, yaar.
This is exactly why I'
Oh no, that sounds awful! Which builder was this, if you don't mind sharing? It would be helpful for others to know and avoid.
Honestly, for first-time buyers like us, full down payment is often not an option. Construction-linked is the only feasible way to get into homeownership. Yes, there are risks, but that's where due diligence comes in. You choose a reputable builder, not just anyone. It's about smart selection, not avoiding CLPs altogether.
Absolutely! I visited Krishna Kunj too, and the sales pitch for their CLP sounded great on paper. But then I started thinking about the builder's past projects, aur darr lag gaya. Mera friend ka project 3 saal late ho gaya, aur woh bhi construction-linked plan mein tha. It feels like we are funding their delays.
RERA definitely helps, but it's not a magic bullet. You can file a complaint, and they can impose penalties on the builder. But getting your money back or getting the project completed still takes a lot of time and legal battles. It's a long process, not a quick fix.
But doesn't RERA protect us from these delays? Kya RERA mein kuch solution nahi milta agar builder project delay kare toh?
Sahi baat hai bhai. My cousin booked with another builder in Rajkot for a CLP, and the project is stuck for two years now. They keep asking for payments for 'construction milestones' that barely move. It's a huge mental burden and financial drain.
