Currently in a 2BHK in Dwarka, I'm eyeing a 3BHK near Saket. Honestly, everyone glorifies negotiation, but I think spot discounts are mostly a marketing gimmick, especially with builders like Planner N Maker. ₹1.5 Cr se ₹2.5 Cr projects mein kitna hi kam hoga? Realistically, kitna knock off kar sakte hain on the listed price? Aur ye stamp duty, registration ka final bill kitna ban jaata hai? I'm already stretching my budget, so hidden costs are a big worry. Disagree? Tell me why.

Haan, Planner N Maker ka track record accha nahi hai. Suna hai unke kai projects RERA non-compliant bhi hain. Discounts deke customers ko lure karte hain, but possession dates toh kabhi time pe nahi dete. Ek friend ka project near Anand Vihar unki wajah se teen saal late ho gaya.

U7 is right about the percentages. But don't forget the other 'hidden' charges that builders conveniently forget to mention clearly. IDC (Internal Development Charges), EDC (External Development Charges), then club membership, parking charges, power backup installation... list goes on. I almost got caught out with a project near Alaknanda, the final bill was almost 15% higher than the 'all-inclusive' price they showed initially. Always ask for a detailed breakup in writing!
Dekho, Delhi mein stamp duty generally 6% hai for men and 4% for women. Registration charges 1% of the property value or Rs 10,000, whichever is lower. So, for a 2 Cr property, you're looking at around 12 lakhs for stamp duty (if male) and then 10k for registration. It's a significant chunk, not locality dependent.
Totally agree with the original post! Spot discounts always feel like a bait-and-switch. Builders show a high price, then 'generously' offer a discount just to make you feel like you got a deal. Meri toh budget already tight hai, aise gimmicks se aur darr lagta hai.
