Are Dhul Siras 3BHK prices justified for investment?

Visited Dhul Siras last weekend, checking 3BHK options. Prices are pushing ₹2.5 Cr for decent units, honestly feels steep. Is that justified for 3-5 year capital appreciation? My experience shows rental yields are often low, barely 2-3%. Wondering about resale market liquidity at these price points.
